The Meilleurtaux website has conducted a study on the 20 largest French cities. It analyses the weight of property tax in loan repayments.

And the least we can say is that Nîmes and Perpignan are among the two cities in France (the study covers the 20 largest) where “the weight of the property tax in additional annual monthly payments is the most significant”.

First of all, let's look at what the property tax costs in France: it costs on average 113 euros per month in the largest French cities. In 2022, it was on average 105 euros. In a city like Saint-Étienne, it can represent “up to two additional monthly payments”. Nîmes and Perpignan are not far from it…

Monthly repayments of 868 euros to 1,527 euros

Next, let's look at the monthly repayment level of your mortgage. For a 20-year loan, with an average rate of 3.75% for the acquisition of a 70 m² home, a Nîmes resident will have to repay an average of 986 euros every month, while a Perpignan resident will have to pay out 868 euros. And a Montpellier resident, 1,527 euros.

At the same time, in Nîmes, the 2024 property tax amounts to an average of 1,739 euros per year, compared to 1,537 euros in Perpignan and 1,703 euros in Montpellier. In the first two cities, the property tax represents the equivalent of 1.8 times the monthly repayment. In Montpellier, it is 1.1 times the monthly payment. Meilleurtaux Conclusion: “the cities where the weight of property tax in additional annual monthly payments is the most significant are mainly those where the cost of a purchase is the lowest”.
