Launch of an innovative social housing project in Grau-du-Roi: “At current real estate prices, these future buyers would have left”

If owning your own home is everyone's dream, becoming an owner often remains at the planning stage… Today, less than six out of ten French households own their home. Faced with this observation, the commune of Grau-du-Roi and its mayor, Robert Crauste, decided to introduce the Bail Réel Solidaire (BRS) system created by the Macron law in 2015 in order to allow the ;#39;accession to property in a context where the real estate market is booming.

What is BRS ?

"The real joint lease contributes to giving certain residents more chances of being able to acquire property", began by explaining Robert Crauste this Thursday, February 8, as part of the launch of the Clos des Sagnes project. This new form of ownership, "secure and sustainably controlled",  is based on the dissociation of land and buildings "and saves on average 200 euros per month for a young couple", continued the mayor of the municipality for which the main orientation of the project is aimed at young people. "This represents an offer 20% below the current market."

The BRS system has a double advantage: allowing the 15 Graulens who will soon own their social housing to be supported and secure in their purchase project, and for the community of Grau- du-Roi to meet its ambition in terms of housing by promoting access to property, while perpetuating possible public funding. "This new neighborhood will meet an objective that we set for ourselves in public housing policy several years ago."

15 accommodations in BRS

Rue des Oursins, in Grau-du-Roi, the Clos des Sagnes project is part of a social housing system planned in three phases, the first of which was delivered in 2018. On a tenement land of approximately 32,414 m2 sold by the municipality, located in the Boucanet district, A roof for all is thus leading a social housing project comprising approximately 120 housing units to be built in three operational phases . These plots form the Orchids subdivision.

The Clos des Sagnes project is the third plot and involves the construction of 15 villas grouped in R + 2 (block of 3 or 4 villas). Among these fifteen constructions, five will be type T3 (average living space: 72 m2) and ten will be type T4 (average living space: 85.50 m2). Each villa will have a garden, two parking spaces located under the villa and a loggia. The project initially set up as a Social Rental-Accession Loan (PSLA) evolved into a BRS set-up making it possible to offer more measured sales prices and to offer housing to a wider range of buyers.

Ensuring both the construction and management of social housing, the housing assistance association Un roof pour tous positions itself as a privileged contact for households wishing to # 39;buy their first property via the BRS system. "This is the first BRS marketed residence of our association, underlined Jean-Marie Garabédian, general director of the social landlord.< em> One of our objectives as a mission-driven company is to help these people become owners of their own homes by diversifying our offering."

Once built, the housing is purchased and the land rented as part of the real joint lease implemented by the Solidarity Land Organizations (OFS). Here, the House for All. One of the objectives of the commune and its elected officials is to bring vitality to the Boucanet district.
