L'Îlot Fleury, entre la rue de la République et la Grand-Rue, sera entièrement réhabilité par la Ville et Territoire 34 pour y installer une cellule commerciale et 8 logements en accession, autour d'une démarche d'habitat groupé. 

The city of Lodève and the local public company Territoire 34 are tackling a third block in the heart of the city as part of the reduction of unsanitary housing (RHI). The Fleury block, at the corner of Rue de la République and Grand-Rue, will be treated to create a business and apartments for purchase. A commercial ground floor and 8 apartments

In this Fleury space, we have several interlocking parts from different eras. They will be rehabilitated to create a commercial cell of 150m+sup2; on part of the ground floor and eight apartments on the rest of the 600m² of a building in R+3.

"These are complex, long and expensive projects carried out thanks to state aid and the Recovery Plan, the ;#39;Europe, Region"explains Sylvain Saudo for the operator of the Department of Hérault, Territoire 34, which buys the building on behalf of the City and manages the project management with the assistance of the architect Nicolas Lebunetel. "We are also launching the marketing process at the same time as the work on assisted access housing under the mode of ' a grouped habitat", adds Sylvain Saudo.

With the aim of getting future buyers to meet and get to know each other before delivery.

In the wake of the Market Square and the Saint-Pierre district

In 2014, as part of the Center Bourg project, the city carried out initial studies to reduce unsanitary housing. The choice of 3 islets (Place du Marché, Saint-Pierre and Fleury) is validated by the National Commission for the fight against substandard housing of the National Housing Agency. The municipality then mobilizes financiers and expertise through a development concession contract with the public operator Territoire 34.

On the Saint-Pierre islet, between rue de l’Ancien-Collège and rue Munuera, an old listed building threatening to collapse was destroyed to be replaced by a new one whose work is in progress. They are planning three quality housing units which have already found buyers.

Before that, the completion of work on the Market Place block in 2023 had marked an important milestone. Two old buildings have given way to a new building made up of 9 T3 and T4 housing units and a brasserie on the ground floor and will be inaugurated on January 31.

A meeting on February 27 to present the group housing approach

"We will support them before they sign, to create conviviality in the future co-ownership. Everyone buys their apartment, with the possibility of providing shared spaces which strengthen the links between neighbors"  agrees architect Tatiana Carmier for Hab Fab who launched communication to recruit future residents, before a public presentation meeting on February 27 at 6:30 p.m. in the Project House (Grand-Rue). " I will then offer three thematic workshops to present to them the specifics of the project so that they know what they are committing to, on the architectural project and on the legal and financial arrangement".

From there, people will be able to complete a final file for the acquisition before delivery scheduled for the 1st quarter of 2026.
