In Sète, real estate prices have soared over the last five years, according to a recent study by the website Particulier à Particulier.

The phenomenon is well known in towns along the Mediterranean coast and Sète is no exception to the rule: property prices continue to soar. Second homes, in particular, contribute largely to this increase. At least, this is what a recent study on property trends published by the Particulier à Particulier (PAP) website indicates. According to the latter, the average price per square metre in Sète has in fact increased by more than 40% over the last five years, rising from €2,506 to €1,000. in 2019 to 3,549 euros in 2024.

Several factors explain this increase. For Alexandre Capion, from the Sète agency Primmo Immobilier, “Covid”has accelerated the rise in prices, particularly for single-family homes“. The city center, very popular

Depending on the type of property, the price varies. The average price per m2 for a house reaches 7,514 euros in Caraussane-Jean Vilar and 6,813 euros in Mont Saint Clair. For an apartment, expect 5,463 euros/m2 in La Corniche and 5,389 euros in Lido. These are, unsurprisingly, the most expensive districts of Sète.

Conversely, the Château Vert district is more attractive to families and young buyers. The price is halved compared to the coast, and second homes only represent 6% of properties. The city center and the train station, with a more dynamic living environment, benefit from strong demand, according to the general observation. “We are asked for the city center, people want to be close to shops“, assures Nadège Peltier, director of the Guy Hoquet agency in Sète.

A nuanced observation since the beginning of the year

Locals are more likely to leave Sète, and other parameters are holding back the market. “Locals are almost non-existent and first-time buyers are no longer seen.
