With a focus on the city of Clapas, we are taking a closer look at a study by the rental management company Oqoro on this common type of accommodation.

When it gets expensive, it's better to share. Willingly or not, shared accommodation is often the option chosen by young people faced with a real estate market whose prices tend to increase year after year.

With its large student population, Montpellier is the most expensive city in Occitanie (eighth nationally) for shared accommodation, according to the barometer published by the online rental management company Oqoro .

The analysis, based on a sample of 100,000 apartments offered for shared accommodation and 150,000 people looking for a room on throughout France, reveals that the average price of a shared room in Montpellier is 505 € per month, against 483 € in Nîmes or 465 € in Toulouse.

The monthly rent in Montpellier is slightly above the national average, at €492. Oqoro.

Cheaper than living alone

Whether in rent or charges, this rental choice allows you to save money. The barometer indicates that shared rent is on average 13% cheaper than a studioand 35% less than a T2. Concerning expenses, the gap is around 30%.

In addition to the economic advantages, sharing an apartment also means more living space and conviviality (for better and for worse). The average surface area of ​​the apartments analyzed by Oqoro is 87.3 ;nbsp;m2 and that of the rooms 12 m2.

Rental tension, increasing in summer

In a city which counts 18 % of students among its inhabitants according to the Student 2024, rental tension is very high. This indicator, which expresses the average number of applications received for a shared room, is 8.1 in Montpellier, in accordance with the Oqoro barometer. 8.1 applications sent per room to rent make it the sixth most tense urban area in France.

This intensity of rental demand in relation to real estate supply actually increases during the summer period. According to the study, there are four to five times more applications in summer than the rest of the year.

The search for accommodation takes place in particular between students, who today represent more than 50% of candidates. But competition also comes from employees (43.8%) and retirees (nearly 3%), notes Oqoro, the average age being 26.9 years.< /p>

The barometer reports that at the end of summer, 96% of rooms in Montpellier are full.
