PRESS RELEASE. ACM Habitat confirms its financial strength in 2024, for the 4th consecutive year

For the 4th consecutive year, the rating agency Fitch Ratings has awarded ACM Habitat (Altémed group) an AA- rating with a stable outlook. This rating, which comes at the end of a difficult year for the housing sector, is the best obtained by a social landlord.

ACM Habitat has been engaged in a financial rating process since 2021: its renewal in a context of real estate crisis, high interest rate tension and increasing construction costs once again confirms the solidity and financial performance of ACM Habitat. It is accompanied, for the short term, by the F1+ rating (also renewed), which is the highest rating on the scale. It is the only lessor to obtain this rating at the national level.

Fitch underlines our relevant debt management and our ability to maintain a good level of investment: Altémed and ACM Habitat are thus fully playing their countercyclical role in a context of housing crisis. This while continuing to innovate in terms of proximity and service to tenants, in particular with the creation of the inter-landlord residential security group (GSRI) and the development of the MyACM tenant application."

Fitch Ratings emphasizes in its analysis that the Office has the capacity to carry out its investment plan (i.e. the delivery of more than 3,100 housing units by 2028), its housing rehabilitation and maintenance program, while absorbing an increase in its interest rates.

“ACM Habitat's excellent rating allows us to meet our commitments to produce and renovate social housing in the Montpellier metropolitan area.

We will continue to invest in renovating our existing housing stock and improving the quality of life of tenants. 104 million euros are thus planned for the rehabilitation of 1,854 housing units by 2028.”

Furthermore, the merger with SERM SA3M within the Altémed group, initiated in 2022 by Michaël Delafosse, Mayor of Montpellier and President of Montpellier Méditerranée Métropole, is considered opportune, since it reinforces the logic of optimizing financial resources by pooling support functions: a high-performance tool for the effectiveness of public action.
